Constructing a Brick Patio with Drainage

Case Study: Brick Patio Construction with Running Bond Pattern and Integrated Drainage in Paddington, Queensland

Creating a Functional Outdoor Living Space

Outdoor entertaining areas have become one of the most valuable features of modern Australian homes. A professionally constructed patio not only creates an attractive extension of the home but also provides a durable, low-maintenance surface that can withstand Queensland’s demanding climate.

The owners of this character home in Paddington, Queensland, engaged Terraform Landscaping to transform an underutilised outdoor area into a stylish paved patio that would complement the home’s architecture while delivering excellent drainage and long-term durability.

The finished project showcases the quality craftsmanship Terraform Landscaping is known for, combining precision brick paving, a timeless running bond pattern, and a carefully engineered drainage system to create a practical outdoor entertaining space.

Understanding the Client’s Requirements

The homeowners wanted a paved patio that would:

  • Create a durable outdoor entertaining area.
  • Complement the home’s contemporary landscaping.
  • Blend naturally with the surrounding retaining walls and garden beds.
  • Provide excellent drainage during heavy Queensland rain.
  • Require very little ongoing maintenance.
  • Deliver a premium finish that would increase the property’s overall value.

Because the patio sits adjacent to the home, effective stormwater management was just as important as achieving an attractive appearance.

Careful Site Preparation

Every successful paving project begins well below the finished surface.

Terraform Landscaping carefully excavated the area to the required depth before preparing a stable foundation capable of supporting the paved surface for many years. Proper site preparation helps minimise movement, prevents settlement and ensures the finished patio maintains its level appearance over time.

The team established the required falls across the patio to direct rainwater away from the house and towards the drainage system without creating noticeable slopes that would affect the usability of the outdoor area.

Installing an Effective Drainage System

One of the standout features of this project is the integrated linear drainage channel positioned along the edge of the patio.

Rather than allowing water to pool during heavy rainfall, the drainage system captures surface water before it reaches the home, protecting both the paved area and the building from excess moisture.

Proper drainage provides several important benefits, including:

  • Preventing ponding and slippery surfaces.
  • Protecting paving foundations from erosion.
  • Reducing the risk of water entering the home.
  • Extending the lifespan of the paved patio.
  • Minimising maintenance requirements.

Queensland’s intense summer storms make effective drainage a critical component of any professionally constructed outdoor paving project.

Premium Brick Paving Installation

With the foundation complete, Terraform Landscaping installed high-quality paving bricks throughout the patio area.

The selected pavers provide a sophisticated mix of charcoal, grey and natural stone tones that complement the surrounding garden beds, rendered planter box and modern landscaping elements.

Brick paving remains one of the most popular patio materials because it offers outstanding durability while maintaining an attractive appearance for decades.

Individual pavers can also be replaced if damaged without affecting the remainder of the paved surface, making brick paving a practical long-term investment.

The Timeless Running Bond Pattern

To achieve a clean, elegant finish, the bricks were laid using a classic running bond pattern.

Running bond is created by offsetting each row so the joints are staggered by half the length of the brick. This simple yet highly effective layout creates strong visual lines while providing a balanced and consistent appearance across large paved areas.

The running bond pattern offers numerous advantages:

  • Creates a timeless architectural appearance.
  • Enhances the perceived size of outdoor spaces.
  • Works exceptionally well with rectangular paving bricks.
  • Provides excellent structural stability.
  • Complements both traditional and contemporary homes.

The carefully aligned brickwork demonstrates the precision and attention to detail applied throughout the installation.

Blending Landscaping with Hardscaping

One of the strengths of this project is how seamlessly the paved patio integrates with the surrounding landscape.

The charcoal rendered planter box provides an attractive focal point while the established trees and low-maintenance garden beds soften the paved space with natural greenery.

The darker paving tones complement the modern planter walls, black steel posts and surrounding architectural features, creating a cohesive outdoor design that feels both contemporary and welcoming.

Rather than competing with the landscaping, the paved patio enhances it by providing an elegant foundation for the outdoor living area.

A Low-Maintenance Outdoor Solution

The completed patio offers homeowners an outdoor area that is both practical and visually appealing.

The durable brick surface requires very little maintenance beyond occasional sweeping and cleaning, while the integrated drainage system helps keep the area dry and usable throughout the year.

Whether entertaining family and friends, enjoying a morning coffee or simply appreciating the landscaped surroundings, the homeowners now have an outdoor space designed to remain attractive and functional for many years.

What is running bond paving?

A running bond pattern is one of the most popular paving layouts. In this pattern, each paver is offset by half the length (or sometimes one-third of the length) of the paver in the adjacent row. This creates a staggered appearance, similar to traditional brickwork.

How it looks

For rectangular pavers, the layout follows this pattern:

|——|——|——|

      |——|——|——|

|——|——|——|

      |——|——|——|

Each row is offset, creating continuous horizontal lines with staggered joints.

Benefits of Running Bond Paving

  • Timeless appearance that suits both traditional and modern homes.
  • Easy to install, making it one of the most cost-effective laying patterns.
  • Reduces visible alignment imperfections, as the staggered joints help disguise minor variations.
  • Strong structural performance, particularly for paths, patios and driveways when installed on a properly prepared base.
  • Minimal material waste, as very few cuts are usually required.

Common Applications

Running bond paving is ideal for:

  • Patios
  • Pool surrounds
  • Garden paths
  • Courtyards
  • Driveways
  • Outdoor entertaining areas

It works especially well with rectangular pavers such as:

  • 600 × 400 mm limestone
  • 600 × 300 mm concrete pavers
  • Clay bricks
  • Travertine
  • Bluestone
  • Porcelain pavers

Half Bond vs Third Bond

There are two common variations:

  • Half bond (50% offset): Each paver starts halfway along the paver below it. This is the classic running bond pattern.
  • Third bond (33% offset): Each row is offset by one-third of the paver length. This is often recommended for large-format porcelain or concrete pavers because it helps minimise the appearance of slight warping (known as lippage).

Is it a good choice?

For most residential landscaping projects, running bond is an excellent choice. It offers a clean, elegant look while remaining practical and economical. It pairs particularly well with modern homes, especially when using large-format limestone or travertine pavers.

For example, the 600 × 400 mm Artisan Stone limestone you’ve previously used in pool renovation projects looks particularly attractive when laid in a running bond pattern, creating long, clean lines that enhance the sense of space.
